Hey, sincerely asking. What do you think will happen should trump win?
hi! thanks for asking 🙃
shit will get expensive for people who are not millionares because of trumps tax that benefits the wealthy.
Tumblr media
also project 2025 as it states at aclu.org
"Project 2025 is a federal policy agenda and blueprint for a radical restructuring of the executive branch authored and published by former Trump administration officials in partnership with The Heritage Foundation, a longstanding conservative think tank that opposes abortion and reproductive rights, LGBTQ rights, immigrants’ rights, and racial equity."
i personally don't want to fear for my right to love a woman, and my rights and my families rights because were mexican. i also want to have rights for my own body for reproduction.
MASS DEPORTATIONS
Targeting immigrant communities through mass deportations and raids, ending birthright citizenship, separating families, and dismantling our nation’s asylum system.
i personally dont want to see my family getting deported, im not sure if my birthright citizenship would also be at risk but id assume so.
What Are Donald Trump’s Connections to Project 2025?
Project 2025 was published by The Heritage Foundation, a longstanding conservative think tank with direct ties to former President Trump’s administration. Though Trump has falsely claimed he is not connected to Project 2025, a recent report from CNN found at least 140 people who worked on Project 2025 previously worked in the Trump administration. The Heritage Foundation President Kevin Roberts also previously worked on President Trump’s transition team in 2016, and has described his organization’s role as “institutionalizing Trumpism.”
he claims to not have anything to do with project 2025 but he is a liar.
ROLLING BACK TRANS RIGHTS
Weaponizing federal law to require states and private actors to discriminate against transgender people by threatening to sue schools that protect the rights of trans students or telling hospitals that they would lose their Medicaid funding if they provide gender-affirming medical care to trans adolescents
why are we going back in time? he literally wants to abolish so many rights that people fought so hard to have
"If Donald Trump wants to make America great again, as his oft-repeated slogan promises, then that leads to the question: When was the last time America was actually great?
Trump has an answer. In an interview with The New York Times published Saturday, the real estate mogul was asked when the country last reached the GOP front-runner's lofty ideal -- as a reporter asked, when do "you think the United States last had the right balance, either in terms of defense footprint or in terms of trade?"
The answer, Trump explained, was during periods of military and industrial expansion at the onset of the 20th century and again in the years after World War II."
the years after world war II?
Truman announced Japan's surrender and the end of World War II. The news spread quickly and celebrations erupted across the United States. On September 2, 1945, formal surrender documents were signed aboard the USS Missouri, designating the day as the official Victory over Japan Day (V-J Day).
world war two ended 1945
In the 1950s-1980s, women often lacked the right to full control over their finances, property ownership, career choices, reproductive decisions, equal pay, protection from workplace discrimination, and were often expected to prioritize domestic duties over professional ambitions, with societal pressure to primarily be wives and mothers, limiting their participation in politics and other public spheres; they also faced restrictions on access to credit and the ability to make legal contracts without their husband's consent in many cases.
Key points about women's limited rights in this period:
Limited employment opportunities:
Many jobs were considered "men's work" and women were often pushed towards traditionally female roles like secretarial work, with lower pay compared to men doing similar jobs.
Husband's legal authority:
Married women often had limited legal rights, with husbands having significant control over their finances and property.
Restrictions on reproductive choices:
Access to contraception and abortion was often limited or heavily regulated, with societal pressure to prioritize motherhood.
Discrimination in credit and loans:
Women often faced difficulty obtaining credit cards or loans without a male co-signer.
Lack of protection from sexual harassment
Legal protections against sexual harassment in the workplace were largely absent.
Limited representation in politics:
Women were significantly underrepresented in political leadership positions.
why would we want to vote for someone who wants to take us back in time to a point where we were restricted of so many things?
thats why i dont want trump to win cause if he said himself he had a part in overturning roe v wade imagine what else he would do with another 4 years of presidency.
(please reblog so this gains more traction so people know that trump is legit not a good candidate or person at all)

What’s a job that pays pretty high but requires little labor/ physical movement
Hm white collar jobs I suppose. You have to work hard in any industry to make a lot of money though, mediocre work = mediocre pay unless you are a trust fund baby.
I work in marketing and you can make a lot the higher up you climb, triple digits. I have extended family members who are multi-millionaires due to day-trading and stocks, investor relations. I previously worked at a private equity firm and working at any company like that, even as an office administrator or CEO assistant pays well.
Real estate, I have lots of family friends and extended family members in real estate and are real estate agents and make very good money but gotta work hard to build connections and a brand/image.
Not sure about IT as it is a very saturated field right now. However, I know coding or jobs related to that can pay well? Im not knowledgeable when it comes to computer science related fields. Architects get paid well? Project management jobs as well. Overall you would be looking at white collar jobs for little labor/physical movement.

Introduction to Real Estate Investment Trusts (REITs)
Overview of REITs
An organization that owns, manages, or finances real estate that generates revenue is known as a real estate investment trust, or REIT. Like mutual funds, REITs offer an investment opportunity that enables regular Americans, not just Wall Street, banks, and hedge funds, to profit from valuable real estate.  It gives investors access to total returns and dividend-based income, and supports the expansion, thriving, and revitalization of local communities.
Anyone can engage in real estate investment trusts (REITs) in the same manner as they can invest in other industries: by buying individual firm shares, through exchange-traded funds (ETFs), or mutual funds. A REIT’s investors receive a portion of the revenue generated without really having to purchase, operate, or finance real estate. Families with 401(k), IRAs, pension plans, and other investment accounts invested in REITs that comprise about 150 million Americans.
Historical Evolution
1960s - REITs were created
When President Eisenhower passes the REIT Act title found in the 1960 Cigar Excise Tax Extension into law, REITs are established. Congress established REITs to provide a means for all investors to participate in sizable, diversified portfolios of real estate that generate income.
1970s - REITs around the world
In 1969 The Netherlands passes the first piece of European REIT legislation. This is when the real estate investment trusts model started to spread over the world; shortly after, in 1971, listed property trusts were introduced in Australia.
1980s - Competing for capital
1980s saw real estate tax-sheltered partnerships expanding at this time, raising billions of dollars through private placements. Because they were and are set up in a way that prevents tax losses from being "passed through" to REIT shareholders, REITs struggle to compete for capital.
1990s - First REIT reaches $1 billion market cap
In December 1991 the New Plan achieves $1 billion in equity market capitalization, becoming the first publicly traded REIT to do so. Centro Properties Group, based in Australia, purchased New Plan in 2007.
2000s - REITs modernization act
President Clinton signed the REIT Modernization Act of 1999's provisions into law in December 1999 as part of the Ticket to Work and Work Incentives Improvement Act of 1999. The capacity of a REIT to establish one or more taxable real estate investment trusts subsidiaries (TRS) that can provide services to third parties and REIT tenants is one of the other things.
The diverse landscape of REIT investments
Real estate investing is a dynamic field with a wide range of options for those wishing to build wealth and diversify their holdings.
Residential REITs: This is an easy way for novices to get started in real estate investing, as single-family houses offer a strong basis. Purchasing duplexes or apartment buildings can result in steady rental income as well as possible capital growth.
Commercial REITs: This covers activities such as office building investments. They provide steady cash flow and long-term leases, especially in desirable business areas. Rental assets such as shopping centers and retail spaces are lucrative prospects and can appreciate value as long as businesses remain successful.
Specialty REITs: These include investments in healthcare-related properties such as assisted living centers or physician offices. Datacenter investments have become more and more common in the digital age because of the growing need for safe data storage.
Job profiles within REITs
Real estate investment jobs have many specifications, including:
Real estate analysts: The job of a real estate analyst is to find chances for purchasing profitable real estate. These analysts will require a strong skill set in financial modeling in addition to a solid understanding of the current markets. These analysts could also be involved in the negotiation of terms related to pricing and real estate transactions.
Asset managers: Opportunities in property trusts are plenty. The higher-level property management choices are made by asset managers. Since asset managers will be evaluating and controlling a property's operating expenses about its potential for income generation, they must possess a greater foundation in finance.
Property managers: REIT employment prospects include property managers. While some real estate investment trusts employ their property managers, others contract with outside businesses to handle their properties. Along with working with renters, property managers handle all daily duties required to keep up the property.
Essential skills for success in REIT careers
Tumblr media
Successful REIT careers require the development of several essential talents, three of which are listed below:
Financial acumen: Jobs in real estate finance involve investors with strong financial acumen who are better equipped to evaluate financing choices, cash flow forecasts, property valuations, and tax consequences. With this thorough insight, investors may make well-informed strategic decisions that optimize profits while also supporting their investing goals.
Market analysis skills: Real estate investors should cultivate an awareness of important market indicators and a keen sense of market conditions. Purchasing and managing profitable rental properties requires an accurate and detailed understanding of a possible market's amenities, dynamics, future potential, and relative risk.
Communication skills: Are a common attribute among successful real estate investors and are often ranked as the most important one. This is because effective interpersonal communication is crucial when investing in real estate. Working directly with a variety of industry professionals, including lenders, agents, property managers, tenants, and many more.
Global perspectives on REITs
International REIT Markets:
The US-based REIT method for real estate investing has been embraced by more than 40 nations and regions, providing access to income-producing real estate assets worldwide for all investors. The simplest and most effective approach for investors to include global listed real estate allocations in their portfolios is through mutual funds and exchange-traded funds.
The listed real estate market is getting more and more international, even if the United States still has the largest market. The allure of the US real estate investment trusts strategy for real estate investing is fueling the expansion. All G7 nations are among the more than forty nations and regions that have REITs today.
Technological innovations in REIT operations
PropTech integration: Real estate investment managers can improve the efficiency of property acquisitions and due diligence procedures, which can lead to more precise assessments, quicker data processing, and better decision-making, all of which improve investment outcomes, by incorporating these PropTech platforms into their workflows.
Data analytics in real estate: Data analytics in real estate enables real estate professionals to make data-driven choices regarding the acquisition, purchase, leasing, or administration of a physical asset. To provide insights that can be put into practice, the process entails compiling all pertinent data from several sources and analyzing it.
Conclusion
REITs have a lot of advantages and disadvantages for professional development. They provide a means of incorporating real estate into an investment portfolio, but they could also produce a bigger dividend than certain other options. Since non-exchange-listed REITs do not trade on stock exchanges, there are certain risks associated with them. Finding the value of a share in a non-traded real estate investment trusts can be challenging, even though the market price of a publicly traded REIT is easily available. Buying shares through a broker allows you to invest in a publicly traded REIT that is listed on a major stock exchange. The bottom line for a REIT is that, in contrast to other real estate firms, it doesn't build properties to resell them.

How Wall Street bought single-family homes and put them up for rent
Institutional investors may control 40% of U.S. single-family rental homes by 2030, according to MetLife Investment Management. And a group of Washington, D.C., lawmakers say Wall Street needs to back away from the market.
"What we're saying is don't have private equity buying up single-family homes," said Rep. Ro Khanna, a Democrat representing California's 17th Congressional District. Khanna is the lead author of the Stop Wall Street Landlords Act of 2022. "What's outrageous is your tax dollars are helping Wall Street buy up single-family homes," he said in an interview with CNBC.
The single-family rental industry got its start with government backing in the fallout after the 2008 financial crisis. "It was that rare opportunity that attracted the institutions to build a portfolio out of these foreclosed properties," said Steven Xiao, an assistant professor of finance and managerial economics at the University of Texas at Dallas.
Since the early 2010s, Tricon Residential, Progress Residential, American Homes 4 Rent and Invitation Homes have each bought thousands of homes. They've also added to the housing supply in some cases with built-for-rent communities.
Some of these companies are financed by private equity firms such as Blackstone and investment managers such as Pretium Partners.
"It's almost a captive market," said Jordan Ash, director of labor-jobs and housing at the Private Equity Stakeholder Project. "They've been very explicit about how people are shut out of the homebuying market and are going to be perpetual renters."
These calls come after fierce housing inflation hit many Sun Belt states, including Texas, Florida and Georgia, according to the National Association of Realtors.
The prices in some Sun Belt markets have outpaced national figures for rent inflation, according to research compiled by Zumper for CNBC. Between January 2020 and January 2023, rents for a two-bed detached home increased about 44% in Tampa, Florida, 43% in Phoenix, and 35% near Atlanta. That's compared with a 24% increase nationwide.
Industry advocates argue that they do not control enough market share to dictate prices in any market. Large institutions owned roughly 5% of the 14 million single-family rentals nationally in early 2022, according to analysts.
By 2030, the institutions may hold some 7.6 million homes, or more than 40% of all single-family rentals on the market, according to the 2022 forecast by MetLife Investment Management.
In the short term, however, some companies may retreat from the real estate market as correction concerns mount. "You will see some selling by us," said Jon Gray, Blackstone's chief operating officer, in a December 2022 interview with CNBC.
Included in this should be the billions of dollars worth of property bought by COS, most of which sits empty and the 1000s of acres Bill Gates has been purchasing. All of this to put a squeeze on home and property buyers.

Suspicious riches.
Tumblr media
December 5, 2022
It's not unheard-of for someone like a president's son to lean on his famous name and connections in order to get ahead. Yet Republicans remain obsessed with Hunter Biden's business dealings and income, despite there being no evidence of any illegalities or the president's involvement. Meanwhile, these same Republicans are perfectly content to ignore the pecuniary irregularities of the grifters in their own ranks.
Consider, for example, 27-year-old GOP congressman Madison Cawthorn (pictured above with his new digs), who lost his bid for reelection in the North Carolina Republican primary. Cawthorn recently bought a palatial three-bedroom home in Cape Coral, Florida for $1.12 million that measures a spacious 2,281 square feet and includes a pool and spa.
As a congressman for two years, he was paid $174,000 per. And he's never held any other high-paying job. Cawthorn has apparently owned a real estate investment company called SPQR Holdings since 2019, of which he is the only employee. But the company has no reported income, and its only recorded transaction was purchasing a six-acre property in Georgia for $20,000 in a foreclosure auction. So where did he get the scratch to buy that costly crib?
Or, take his fellow first-termer, recently reelected (just barely) Colorado Representative Lauren Boebert. This high school dropout went from being up to her ears in debt to being worth a reported $41 million in just two years. Her financial disclosure statement says her husband earned $1 million from his energy consulting firm, but that her own restaurant, Shooters Grill, is now closed. Her campaign finance committee has only $300,000 cash on hand, according to FEC data. Plus, her congressional salary is (like Cawthorn's) $174,000 a year. Where did the other $40 million come from?
Then there are the Trumps. When Citizens for Responsibility and Ethics in Washington examined the financial disclosures of Ivanka and Jared Kushner covering when they "worked" in the Trump maladministration, CREW found the couple took in between $172 million and $640 million in outside income (the exact amount remains shadowy).
Included in their haul were the millions Ivanka made when the Chinese government granted her dozens of product patents on everything from wedding dresses to voting machines — without any explanation why. Then, after leaving the White House, Jared received a whopping $2 billion from the Saudi Arabian government for his newly established private equity firm to invest. Since when did Jared become a financial genius?
However, after the GOP takes over the House, don't expect them to investigate any of these monetary mysteries. No, siree. Instead, it'll be all Hunter all the time.

Life as a Senior NCO for a Head of Household that can't Provide, during Morning Coffee.
So all of these head honchos that are the hotshots.
They get to meet my weapons system. And we'll see why Sergeant First Class is "the Senior."
The Cookie Monster is "Head of Household."

Let's get him to meet "the height." And he's gonna teach all the girls how to be military officers.
Now that would have him.

"Miss Americana" didn't measure up to her girlfriends?
So "Taylor Guitars" can start with the "American Beauty Pageant," and the "women's dressing room." And when she finds the Universities are the split between Staff Sergeant and Sergeant First Class, they'll get some hands on experience with what it takes just to "see." And then she can figure out my "price" is not such a bad deal after all.

You want to know how Capital Group got started? I was a Sergeant First Class and was awarded merit for "best dressed" and "good behavior." Which you know the Army calls that a paid.
And afterwards I took up "small business." Compiling a portfolio of small businesses with a small "private equity," which is the correct term, to marry all of these small businesses and training start ups.

Okay, the President is struggling with "China." And how the economy is too weak to handle when the workforce breaks off from business facilitation.
And that's where it gets a little too personal with Shareholders and employers.
And that gets you right back to the Central Banks, and dress code. Which is directly related to minimum wage law.
Now, if you remember correctly, I struggled for years to point out that we are having an issue with extensive growth related to the new minimum wage law. And if I can't secure the investment I need, we're going to have a market bubble. And it could be the size of a market bust.
And the excuse was always: "You guys don't have the name to get that kind of investment."
And because of that, all I have to do is sit on a bill that says: "You're gonna need it."
Which turns out to every excuse in the world is out spending the simple fact that minimum wage also increases labor costs for general welfare.
Yeah, we need to spend more money on purchasing for what we use, but my complaint is still the size of payrolls.
-------
I'll say it again, none of you actually qualify traditional PT for $2 million. As far as capabilities, I'm off.
But then you get into espionage, confusing who is who.
And even though it doesn't really need $2.3 million, I'll admit it touches it.
However, in all fairness, if I was to go back and review enumerations with my Executive Officer, you would see there is plenty of room already for demotions. Because, none of this qualifies Physical Fitness standards to begin with.
And, I, as Senior NCO, have issued enumerations that still fall within your qualifications for the stated regulation.
If there is still an issue that must be reviewed, the White House can review the United Nation's "pact for the future."
If you are assuming that I, as Senior NCO, am assuming a position that is too arrogant, then you should address the claim I issued for this gaping hole in General Welfare.
-------
If you want to go back and review the wording. I'm addressing the elasticity of these claims addressed to Congress. Where the counter part is directly affiliated with posted Tax Laws. Which is still your job.
Otherwise the elasticity of a Militia, Necessary to the Security of a Free State is then relavant.
It's posted. Military Asset.

Unlocking Financial Growth: EIIS Income Tax Relief and Stable Returns from the Best Investment Bonds in Ireland
EIIS income tax relief offers a unique opportunity for investors in Ireland to reduce their tax liabilities while contributing to the growth of small and medium-sized enterprises (SMEs). The Employment Investment Incentive Scheme (EIIS) was introduced by the Irish government to support these businesses by encouraging private investments. By participating in the EIIS, investors can claim up to 40% tax relief on qualifying investments, which significantly lowers their overall tax burden. This initiative not only provides individuals with an appealing financial incentive but also stimulates the local economy by driving business growth, innovation, and job creation. For investors seeking a tax-efficient way to manage their wealth, EIIS income tax relief stands out as one of the most effective schemes available.
Tumblr media
The Best EIIS Fund Income Tax Relief Benefit in Ireland is designed to offer investors both tax savings and the potential for long-term financial gains. Many EIIS funds focus on industries with high growth potential, such as technology, clean energy, healthcare, and other dynamic sectors that are pivotal to Ireland’s economic future. These funds typically provide investors with diversified exposure to a range of companies, reducing the risk associated with direct investments in a single business. For those looking to maximize their tax savings and secure a promising return on their investment, carefully selecting the right EIIS fund is crucial. With the right strategy, investors can not only reduce their tax liabilities but also benefit from the financial success of Ireland’s most innovative and fast-growing companies.
In addition to the tax benefits offered through EIIS, investors seeking secure and stable returns often consider the best investment bonds in Ireland. Investment bonds are a popular option for individuals looking to achieve steady, reliable returns over the long term. These bonds, typically issued by trusted financial institutions, offer a predictable income stream through fixed interest payments. For conservative investors or those nearing retirement, investment bonds are an attractive choice because they provide security and stability in an often-volatile financial landscape. The best investment bonds in Ireland are known for their competitive interest rates, making them a solid option for those looking to preserve wealth while earning a steady income.
Investment bonds provide investors with a number of key advantages, most notably the ability to generate stable investment returns. Unlike equities or real estate, which are prone to market fluctuations, bonds offer a predictable and relatively low-risk way to grow wealth. Stable investment returns bonds in Ireland have become especially appealing in recent years, as they allow investors to maintain a reliable income while avoiding the volatility that often accompanies other types of investments. By providing fixed interest payments over a set term, bonds allow investors to plan their finances with greater certainty, making them an ideal choice for those who value security and stability in their investment portfolios.
By combining the benefits of EIIS income tax relief and investment bonds, investors in Ireland can craft a comprehensive investment strategy that balances risk with reward. The tax savings offered by the EIIS are substantial, allowing investors to reduce their income tax while also supporting high-potential businesses. At the same time, the best investment bonds in Ireland provide a secure way to achieve stable returns, making them an excellent complement to more growth-oriented investments like the EIIS. This balanced approach helps investors meet their financial objectives while minimizing risk, providing both short-term tax relief and long-term financial stability.
Overall, both the EIIS and investment bonds offer investors a range of benefits that can help them optimize their financial strategies. The combination of EIIS income tax relief and stable investment returns bonds in Ireland allows individuals to reduce their tax liabilities while securing a reliable source of income. Whether the goal is to support the growth of innovative businesses through the EIIS or to ensure long-term financial security with investment bonds, investors in Ireland have access to powerful tools that can help them achieve both financial success and economic impact.

How The World Works
Tumblr media
This is how the world works in the West these days, economically speaking. A group of influential conservatives ushered in something called neoliberal economics back in the 1980s around the time of Thatcher and Reagan. Indeed, Ronald Reagan famously said, “government is not the solution but the problem,” or words to that effect. What was meant by this is an economic and government policy which reduced the involvement of government in how citizens and countries made money. The mantra was that business is more efficient than government in running operations and producing stuff, therefore, it should be unimpeded in getting on with the job of being profitable. What followed was a huge transfer of assets from the public to the private sector. Utilities like water and power companies were privatised. What had been shared state wealth was sold into private hands. This happened with national airlines, banks, telecommunication carriers, insurance companies and a plethora of large businesses once owned by governments and their citizens. Thus, we witnessed the rise and expansion of the oligarch class, many of the billionaires we see today benefitted from these neoliberal economic policies.
Economics In The West
Of course, when we the voters were presented with these plans we were assured of the savings we would make on our energy bills, phone charges, transport costs, financial transactions and other expenditures. Unfortunately, for us, in most cases these savings did not eventuate. What did happen was a select group of insiders got very rich from buying assets at what turned out to be a very modest level of investment. The promised efficiencies of privatisation saw job losses for workers but consumers were not the main beneficiary. Shareholders became the prime concern of these companies, with consumers and their workers well down the ladder of importance going forward. In many of these privatisation stories these new companies inherited duopolistic market shares, where competition was limited and, therefore, price setting enabled them to raise their prices to customers.

Neoliberalism How It Works
Neoliberalism has seen inequality sharply rise over the last 40 years. There have been a smaller group of winners, the CEOs and those who invested in these privatised corporations have in many instances made vast capital profits. But there have been plenty more losers across the board, with workers at a lot of these companies losing their jobs to offshore labour sources in countries where wages are much lower. The continuing financialization of every aspect of life has meant that private equity has gobbled up swathes of homes in real estate moves, farms are likewise heading into corporate hands, hospitals and healthcare have gone for profit, retail has been shaken up by this private equity invasion, and it seems that no realm is immune. In America, this fierce dog eat dog attitude to human wealth acquisition means that if you are not intensely competing you are dead meat. Higher education in the US is very expensive and the expectation of a college degree among employers means that most young folk end up with tens of thousands of dollars of interest bearing debt hanging over their heads. Happiness and inequality are not great bedfellows or sisters. The extreme capitalism that exists in America is making life a shit show for many millions of people. Australia follows the US in many of these trends and inequality here has exploded over the last 15 years or so.
Tumblr media
How Deregulation Favours The Rich Deregulation is a favoured frontier to be pushed back by those in the neoliberal camp. The deregulation of the banks and financial institutions has seen a motza period for the big 4 banks downunder. The Commonwealth Bank’s shares are currently valued at: 134.97+0.20(+0.15%) - (https://finance.yahoo.com/quote/CBA.AX/) https://www.abc.net.au/news/2023-08-09/wednesday-finance-with-alan-kohler/102709880 Shareholders have been the big winners in the economy over the last decade or two. Consumers and workers the big losers, as the cost of living crisis meets the housing crisis to make living in Australia increasingly unaffordable for younger Australians and the working poor. Australia taxes income to the detriment of workers, whereas it leaves capital gains largely alone. This means poorer folk bear the brunt of paying taxes. Things like the Capital Gains Tax Discount  (CGTD) and Negative Gearing (NG) allow rich folk to minimise their taxes. Former PM John Howard was a real estate agent before entering politics full time and it was he who made these changes to our tax system. These changes have resulted in a driving up of property prices, as people stash their wealth in these tax free boltholes. The economist and ABC presenter Alan Kohler has charted the effects of these tax changes on the Australian property market over the last couple of decades. It cost around 6 times an average yearly income to buy a house in Australia at the time Howard became PM and that has now risen to around 12 times in 2024. Millionaires were once though of as rich and now it costs around that much to buy an average house in Sydney. The banks have made a motza from people borrowing vast amounts of money to buy homes in Australia. Despite this a Royal Commission into the banks found them charging dead people bank fees long after they had died, laundering money in the tens of millions for all sorts of nefarious groups, and ripping off consumers via a variety of immoral and illegal practices. Multi-billion dollar profits year after year are just not enough for the Big 4 banks downunder.

Photo by iam hogir on Pexels.com Aussie Property Market A Ponzi Scheme The Australian property market has been described by a number of commentators as a Ponzi scheme. “They’re operating something I’ll describe in a very nice way as a Ponzi scheme. But it is actually worse than a Ponzi scheme. It’s a Ponzi scheme because there’s no economic utility in residential houses at this point in time because the yield generated from rent is way below anything to be able to generate a return. We, for years, have run a Ponzi scheme in this country because the politicians don’t really know how to grow the economy and really grow industry or do anything other than dig up raw materials out of the ground to ship overseas.” - (Matt Barrie in https://www.macrobusiness.com.au/2024/10/australian-housing-is-a-ponzi-scheme/) People, generally, like to lay blame upon their leaders, but we get the kind of leaders we deserve in democracies. The horse called self-interest usually wins most races. Neoliberalism has seen a concerted shift in attitudes among Australians. The narratives have been more about individual wealth enhancement and the public good has been shelved as obsolete. At the same time, sensationalist media outlets run alarmist click bait campaigns about youth crime epidemics. State politicians, seizing on this, run on law and order in a bid to get votes, as if locking everybody up is any kind of real solution. Short termism, knee jerk stuff that will continue to fail to address the underlying problems. Politicians pandering to lazy thinking will only end up creating career criminals trained in our houses of corrections. Australian lives are centred around overly inflated house prices to the detriment of families. Of course, many Australians are negatively impacted by today’s economics full stop. With a growing population, attractive tax benefits, and a thriving tourism industry, investors can expect steady cash flow and appreciation. Additionally, Florida's diverse economy supports job growth, making it an ideal location for long-term investments. The state's favorable climate and lifestyle also attract retirees and remote workers, further increasing demand for rental properties. Investors can capitalize on this trend by exploring various property types, from single-family homes to multi-unit apartments, ensuring they choose the right investment strategy to maximize their returns.
Benefits of Investing in Florida Investment Properties
Investing in Florida investment properties provides numerous advantages. First, Florida has no state income tax, which allows investors to keep more of their profits. Additionally, the state’s favorable landlord-tenant laws make it easier for property owners to manage their investments. The thriving tourism industry creates a strong demand for short-term rentals, offering lucrative opportunities for vacation property owners. Furthermore, Florida's climate attracts retirees, leading to a consistent need for rental properties, ensuring a steady cash flow for investors.
Popular Locations for Florida Investment Properties
When considering Florida investment properties, location is key. Cities like Orlando, Tampa, and Miami are popular choices due to their robust job markets and growing populations. Orlando, known for its theme parks, attracts millions of visitors each year, making it an ideal spot for vacation rentals. Tampa offers a vibrant cultural scene and a strong economy, while Miami is a hub for international investors. By focusing on these high-demand areas, investors can increase their chances of securing profitable investment properties.
Financing Options for Florida Investment Properties

By carefully considering their financing options, investors can optimize their cash flow and maximize their investment potential.
Property Management for Florida Investment Properties

Many investors choose to hire professional property management companies to handle tenant screening, maintenance, and rent collection. This can help ensure a smooth operation and reduce the stress of managing properties. Additionally, property managers are well-versed in local laws and regulations, ensuring compliance and protecting investors from potential legal issues. By investing in professional management, property owners can enhance their investment experience and achieve better returns.
Tax Benefits of Florida Investment Properties
Florida investment properties come with a range of tax benefits that can significantly enhance an investor's bottom line. Property owners can deduct mortgage interest, property taxes, and operating expenses from their taxable income. Additionally, depreciation allows investors to write off a portion of their property’s value each year, further reducing taxable income. Understanding these tax advantages is crucial for maximizing profits and optimizing investment strategies. Consulting with a tax professional can help investors navigate the complexities of tax laws and ensure they take full advantage of available deductions.
Future Trends for Florida Investment Properties
The future of Florida investment properties looks promising, with several trends shaping the market. As remote work becomes more prevalent, many people are relocating to Florida for its favorable lifestyle and climate. This shift is likely to increase demand for rental properties in suburban and coastal areas. Additionally, the rise of sustainable and smart home technologies is influencing buyer preferences, prompting investors to consider energy-efficient upgrades. Staying informed about these trends can help investors make strategic decisions, ensuring their Florida investment properties remain competitive and profitable.
Conclusion
Florida investment properties present a compelling opportunity for investors in 2024. With a robust real estate market, favorable tax benefits, and a growing population, the state offers promising prospects for rental income and property appreciation. The strong demand for both long-term and vacation rentals further enhances the attractiveness of investing in Florida. By strategically selecting properties in high-demand areas, investors can secure their financial future and capitalize on the numerous advantages Florida has to offer.

Remote Work Era. Challenges and Opportunities.
Tumblr media
Opportunities in the Remote Work Era.
Remote work has opened the door to numerous opportunities for companies and employees alike. For businesses, remote work reduces the need for large office spaces, allowing companies to cut down on real estate expenses and invest in other growth areas. Many organizations have started adopting smaller, flexible co-working spaces for occasional meetings, eliminating the need for large, permanent offices.
From a talent acquisition perspective, the ability to hire globally enables organizations to access diverse skill sets and tap into niche expertise, often at lower costs compared to their local markets. This expansion of the talent pool fosters innovation and creates opportunities for businesses to stay competitive.
For employees, remote work offers increased flexibility and autonomy. Workers can design their own work environments, choose where they live, and balance personal responsibilities without the constraints of a traditional 9-to-5 office schedule. This enhanced freedom can lead to increased job satisfaction and long-term employee retention.
Challenges Facing Remote Work.
Despite its advantages, remote work comes with a unique set of challenges. One of the most significant is maintaining company culture and team cohesion. The absence of physical interaction can make it difficult to foster relationships and develop a strong, shared sense of purpose. Regular face-to-face meetings, informal office chats, and team-building exercises, once natural in an office setting, now require deliberate planning in a remote environment.
Additionally, remote workers often face blurred boundaries between work and personal life. Without clear separation between their home and workspace, employees may experience burnout due to overworking or find it hard to switch off. Employers must ensure that policies and practices promote a healthy work-life balance.
Cybersecurity is another growing concern. As remote work becomes more common, businesses face increasing risks related to data breaches, phishing attacks, and compromised devices. Companies need to invest in more advanced security measures to safeguard sensitive information, such as multi-factor authentication and encryption protocols.
Michael Shvartsman, an owner of an investment company, stresses the importance of leadership in this new era. “Leaders need to be proactive in creating an inclusive environment that brings remote and in-office workers together,” Michael Shvartsman explains. By fostering regular check-ins, promoting a strong sense of purpose, and investing in digital tools that facilitate collaboration, businesses can ensure the remote work model enhances, rather than hinders, organizational success.

How Brandon Cobb Raised $15M in Private Money and Built a $22M Real Estate Empire
https://www.jayconner.com/podcast/episode-199-how-brandon-cobb-raised-15m-in-private-money-and-built-a-22m-real-estate-empire/
Transitioning from a stable career to entrepreneurship often comes with its challenges. Brandon Cobb, who was once a medical device sales representative, experienced a significant career setback that propelled him into the world of real estate investing. Today, he manages a $22 million portfolio focused on affordable housing and has raised over $15 million in private money. In this episode of Raising Privat Money Podcast, Brandon Cobb shares his inspirational journey, strategies for success, and lessons learned along the way.
From Medical Sales to Real Estate
Brandon Cobb’s transition into real estate was far from smooth sailing. After being unexpectedly fired from his job in medical device sales, Cobb faced a series of failed online business ventures. However, he found his footing in real estate investing, initially focusing on fixes and flips. Drawing from a diverse set of experiences, Cobb pivoted into new construction, identifying a lucrative niche by addressing the affordable housing crisis.
Mastering the Art of Raising Private Money
One of the key elements behind Cobb’s success has been his ability to raise private money. Instead of directly soliciting funds for deals—a strategy that can often appear desperate—Cobb recommends engaging potential investors by seeking their feedback and gauging their interest. Both Cobb and host Jay Conner emphasize the importance of appearing confident rather than desperate when raising private money.
Cobb’s innovative approach involved negotiating with investors for fixed and flip projects at a 10% annual interest rate with no monthly payments. This method alleviated the financial burden of hard money loans, characterized by high upfront fees and interest rates, thereby allowing for more sustainable growth.
Syndication: A Path to Scalable Growth
Transitioning from debt positions to equity through syndication was a pivotal strategy for Cobb. Syndication, likened to crowdfunding, involves multiple investors pooling their resources to fund larger projects. This not only increases the available capital but also allows investors to become partners in deals, thus sharing higher returns. Through this method, Cobb expanded his funds from $6 million to $15 million, opening up opportunities for larger-scale projects.
Strategizing for Success in Real Estate
Cobb’s company, HBG Capital, specializes in entry-level housing in Nashville, Tennessee, a market with high demand for affordable homes. They have developed a multi-faceted approach that includes owning land outright with investors, contracting with national home builders, and building homes both to sell and to rent. This variety of exit strategies ensures stability and profitability, even in fluctuating markets.
Personal Insights and Lifestyle
Beyond the numbers and strategies, Cobb also shares personal insights into his journey. Real estate investing has afforded him the ability to travel frequently, taking six weeks off per year to explore new places. Particularly meaningful are his annual trips with his mother and a sibling trip to historic locations with his retired history teacher sister. These experiences underscore the personal fulfillment that can accompany financial success.
Learning from Mistakes and Moving Forward
Cobb’s journey from flipping houses to new construction highlights the importance of learning from mistakes and adapting strategies accordingly. Tracking key performance indicators helped him recognize the saturation in the fix and flip market, prompting a shift to new construction which offered higher profits with less competition.
Both Cobb and Conner agree on the significance of continuous learning and adaptation in the evolving landscape of real estate investing. Leveraging private money and shifting from a hard money-dependent model has been crucial for Cobb’s business scalability.
Get Involved
For those inspired by Cobb’s journey, HBG Capital offers opportunities for business owners who want to invest in real estate without the day-to-day hassles. Interested investors can join their fund at hbgcapital.net. Additionally, Cobb offers resources like a free ebook and a podcast, “Recession Resistant Real Estate Radio,” aimed at guiding business owners in real estate investing.
Jay Conner, the podcast host, further promotes a free guide on private money’s role in real estate investing, available at jconnor.com/moneyguide. He encourages listeners to follow, review, and subscribe to the podcast across different platforms.
Conclusion
Brandon Cobb’s transition from a medical device sales rep to a real estate mogul exemplifies resilience, strategic thinking, and the importance of personal growth. By focusing on affordable housing and mastering the art of raising private money, Cobb not only achieved financial success but also created a sustainable, impactful business model. His journey is a testament to how setbacks can become stepping stones to greater achievements.
